When should I start shopping around to refinance my mortgage?

I have a 25-year mortgage that is fixed within four years approaching next July in 2009, under rate of 4.29%. Should I start shopping around a month or two before the presidency? Or should I wait for the bank contact me? Is it better to go through a bank or a mortgage broker? I live in Canada. My current mortgage is through a bank. This is my first mortgage and the next year marks the first time you refinance. Thanks!

You have a fixed rate for four years? Then it becomes an ARM? In the U.S., I would say start shopping around for a couple of months before the rate adjusts. If there is no prepayment penalty and you are in a declining market, you may want to start purchases at all times to ensure that your home will be considered in the amount of refinancing.

I recently got married and now I'm thinking about investment. I have some ideas. What do you think is best?

A. Rent Buy / properties Wasaga Beach investment in Canada. 5.25 to 6.95% mortgage rates. Having family members for service or to find and deal with tenants. 2. Buy in HTC Corporation. Nexus manufactures A phone from Google. 3. Save for bar / restaurant in Kuala Lumpur. I will be moving there in two years. Perhaps just store and buy it for cash and other investments in the interim. 4. Use a financial adviser to purchase shares in EU funds. I have a friend who advises the subject. Seem right. 5. Buy property in China. I live in China. Can you handle it from here. Have a bit of experience in this. Prices are rising. Very reliable. Difficult drive if / when I leave. What is the best way to go? Why?

All these ideas are off the wall, unless you first: 1. A fund emergency of months of living expenses in August in cash, savings, money markets. 2. Maximized contributions to your 401k. 3. Having enough life insurance to provide for his family if you die prematurely. 4. Having adequate health insurance, homeowners insurance, auto insurance and public liability insurance. 5. Having a written will, living will, the health care power of attorney and financial power. After that, you can think about investing. Save 10-15% of their income each year. Do not buy anything that you can not understand. Love the idea of rental houses, especially the ability to hand-to-day responsibility to his family days and do nothing on their own. Good luck. With their approach to taking risks, you need it!

Bad Credit Mortgage in Colorado …. possible or just declare bankruptcy?

We are looking to buy our first house in the Denver area in about a year. We both have bad credit / age (both are below the credit ratings of our 600) Our income will about 75k (I'm up nursing shool finshing) We are trying to see if this is possible or if it should just be content renting for several more years. We expecting a higher interset rate. I've heard of "B loans" and "subprime lenders" and have been trying to look at them. We are trying decide whether bankruptcy should only be present now and see if our credit is improved or if you can get a loan? Will we need 20% down with this bad credit can help or bankruptcy?

Bankruptcy will not help your credit score … make things worse. Keep renting, repairing credit. Talking to a loan officer at a bank or credit union about how to improve your credit. Take their advice. Loans are based on several things. Your credit history, length of employment at your current job, your income-debt ratio, the value of the collateral (in this case ownership) compared to the amount to borrow and their "character" as perceived by a credit bureau. You do not always need 20% down payment … Sometimes that amount may be a second loan. for''bankruptcy is not for convenience. It is assumed that those who can not pay their debts because of any important status is beyond their control. It will not improve your credit rating. It will not improve your chances of getting a loan and will not improve the conditions of any loan you get. Repair your credit score. You have created yourself … fix it yourself. It can and has.

Low interest rates = Paying the mortgage with the savings?

With the basic rate of UK now at 1.5% checked my Halifax Isa and is gaining %!!!! wopping 0.10 wow. While holding an emergency cash fund must now be sticking my savings to pay my mortgage which is currently at 5% because they are clealy not going to win more than that in a bank?

Interest rates on loans and mortgages are almost always higher than even the best rates available in the savings. Thus, in general, you are always better in the long term by paying the debts instead of having savings and debts. If you are a taxpayer you actually get greater savings, including due to tax interest earned on the savings. But where the payment of debts that receives the benefit "complete" in the interest rate. However, as you say, it helps save some aside for emergencies. Suddenly you may have to pay if the car engine blows up or the boiler is broken down. If you did not have savings that could end up putting these costs on a credit card and paying 25% interest! If you have an emergency fund sensible put the rest on your mortgage. Although check whether you have a limit to the additional amount you can afford – some do. The best of both worlds is to offset their savings in against your mortgage. You save a file that you must use if you need. But while on the bench, instead of earning interest that is deducted from the amount your outstanding mortgage. You pay less interest, so you get the same benefits as if actually paid that amount. Quite a mortgage offer this service for may be worth checking.

Effect of 9-18-07 interest rate cut in mortgage interest?

I'm in the process of refinancing the mortgage and I'm locked in a good guaranteed rate through tomorrow. However, we still need some type of documentation required to complete everything, and I notified my lenders can not guarantee the same speed if not close the deal on schedule. If we can not close tomorrow and having to reschedule later in the week, it could work today cut rates by half a point in my favor by giving me an interest rate mortgage better?

All else being equal (ie, you still qualify for a loan once all documentation is in) the rate cut could be good news for you. With the "locked-in case," not have had the benefit of rate cut. This could save tens of thousands of dollars over the life of a 30-year mortgage. (A loan of U.S. $ 100,000.00 Earn $ 7708.40 in interest over 30 years at 0.5% – the amount of the rate cut.)
